Both client and builder are empowered, with clear lines of recourse, for two reasons:
Firstly, the JCT (Joint Contracts Tribunal) form of contract;
Secondly, because it’s the architect’s job to
design in detail, collaboratively with the client,
document fully and unambiguously
and enforce exactly what the client gets, for the contracted fixed price.
